Project Manager (Design and Construction) - Crown Center

Crown Center Redevelopment Corporation (CCRC) is a subsidiary of Hallmark Cards Inc. that is responsible for providing Corporate Facilities Management at Crown Center, Hallmark, and its Subsidiaries. Crown Center is an 85-acre complex that surrounds Hallmark's headquarters in Kansas City, Missouri that welcomes more than five million visitors each year. The complex includes hotel, office, entertainment, and residential space.

The Project Manager is Responsible For: :

The Project Manager, working with others in Corporate Facilities, manages the programming, financing, design, construction and commissioning of new facilities, facility modifications and major repairs at all Crown Center facilities, Hallmark facilities, Hallmark Card Shops, and at subsidiary facilities as requested.  The Project Manager works with all levels of management up to corporate officers and manages the delivery of new or modified corporate assets in support of corporate objectives.  This role is responsible for management of project from concept through execution including programming, design, bidding, contraction, project administration, payments, and closeout. 

 

The Project Manager meets with requesting Hallmark and/or Crown Center management to determine exact needs to be met by the project along with the schedule and budget requirements. Develop a preliminary program, budget, schedule, and project execution plan.  Manage and communicate changes to project execution plan during delivery of project to internal and external partners. Obtain appropriate corporate approvals for the project to proceed.

 

During the course of the project, accurately track and forecast future expenditures and task durations to assure the project is completed on budget and schedule. Manage multiple projects at one time with different internal and external project teams. Serve as project leader through initial programming, design, construction, and commissioning of project. 

 

Identify the internal and external professional resources (Architectural and Engineering firms) that will be needed for the project.  After contracting with the design professionals, manage the design efforts to ensure design standards are met and budget is achieved.  Interface with the user group to ensure that all of their needs are being met in the design process.  Ensure that all approvals and permits from any and all governmental agencies are obtained. Obtain funding approval and draft and negotiate contract with the outside professional resources (Architects, Engineers, and Contractors).

 

Identify and qualify contractors to construct the project.  Participate in the determination of the procurement method that best suits the project.  Once the price of the work has been determined work with the user group to modify scope or project quality to meet the budget if required.  Monitor the construction process to ensure a quality product and timely completion within the budget.  Coordinate with the requesting organization management to resolve question and concerns that arise during the construction process.  Review for correctness and approve all invoices for the project.  Coordinate commissioning of the project to ensure that all systems are operable, and that lien wavers and warranties are in place.

 

This position could be filled as a Senior Project Manager, if candidate excels at these requirements.

Basic Qualifications:

  • Bachelor’s Degree with 3+ years of design, construction management, or project management experience. 
  • Competent computer skills including MS Office programs. 

 

Preferred Qualifications:

  • BS Engineering, Construction Science, Construction Project Management, B Architecture or a related degree with 10+ years of construction project management or related experience.
  • Master’s degree in construction project management or MBA. 
  • Experience as an owner’s representative on construction projects in a corporate environment.
  • Experience in MS Project (or other scheduling software), AutoCAD, and Revit. 
  • Strong interpersonal Savvy and communication skills. 
  • Organizational skills to manage multiple projects at one time.
  • Relocation will not be provided.
